About Me

Why I Started:

 

I started Forward because I kept seeing the same problems show up across properties and portfolios, and I knew they were solvable. Underperforming leasing teams. Owners getting reports but not answers. Management companies running on autopilot while occupancy slid. Financials that nobody was really reading. Leadership gaps that nobody wanted to admit were there. 

After 15 plus years working inside multifamily organizations at every level, from onsite property manager to President of Property Management, I built Forward to offer something different. Not a management company pitching a contract. Not a consultant handing you a report and walking away. A real operator who comes in, figures out what is happening, and helps you fix it. 

Every engagement I take on is personal to me. I bring the same level of attention and accountability to your portfolio that I brought to every organization I have led. If I take on your work, you have my commitment that we will get it done right. 

About Dally Ward

 

Dally Ward is a multifamily executive with more than 15 years of leadership experience across affordable housing, conventional, mixed-income, build-to-rent, and active adult communities. He has led operations at every level, from managing individual properties to overseeing multi-state portfolios spanning thousands of units. 

Prior to founding Forward, Dally served as President of Property Management at Bonner Carrington, where he led the division across 30 assets through development, lease-up, and stabilization. Before that, he served as Vice President of Operations and Regional Vice President at Capstone Real Estate Services, overseeing portfolios exceeding 6,500 units across lease-ups, stabilized assets, affordable communities, luxury properties, and build-to-rent developments. He has also held regional leadership roles at Elmington and asset director positions supporting portfolio expansion and performance improvement. 

Throughout his career, Dally has led complex operational turnarounds, large-scale management transitions, post-construction recovery efforts, and lease-up executions across multiple states including Texas, Alabama, Ohio, New Mexico, and Tennessee. He has built and rebuilt onsite and regional teams, implemented enterprise systems, and partnered directly with ownership and asset management to align operations with financial performance and long-term asset health. 

Dally founded Forward Property Management Solutions to bring that same level of operational expertise and owner alignment to clients who need experienced support without the overhead of a full-time hire.
