A lot of management companies talk about lease-ups like they have a secret formula. They do not. A lease-up works when the top of the funnel is generating enough qualified traffic, the middle of the funnel is converting prospects to applicants at a healthy rate, and the bottom of the funnel is closing leases and moving people in without losing them to process delays or staffing failures.

When a lease-up is stalling, the answer is almost always found in the numbers at one of those three stages. Too many operators change their pricing or their specials every two weeks without understanding where the actual breakdown is. Forward comes in and reads the funnel.
